With framework constructed to Australian Building Standards using termite treated structural pine, it utilises a sandwich roofing panel, ensuring superior insulation. Moving inside, sliding doors with insect screens lead into the lounge room with space for a fold out sofa bed. LED downlights ensure a cosy spot with space for a television on the wall beside or above the hallway. Easy care MiPlank timber look flooring extends the entire length of the tiny home and is quiet underfoot. Wide louvre windows allow a panoramic view when seated.

Directly above the lounge space is the single mezzanine, accessed by a ladder which can be stored neatly on the wall when not in use. This space lends itself to a sleeping area, a snug, an office or extra storage with further storage cubbies underneath the framework. A reading light is wall mounted for your convenience with a USB power point beside for charging devices.

The galley kitchen is positioned in the middle with a 540mm oven and hob and LED task lighting in cabinetry above. The kitchen also provides a 216 litre fridge, sink and plenty of storage underneath benches and in upper cabinets. Featuring an L-shaped bench with room for stools underneath, this space is practical for dining, food preparation or a work space with a double USB power point beside for device charging. Multiple storage options can be found inside the stairs with hanging space and shelving inside a variety of cupboards. Generous louvre windows with insect screens allow cross ventilation in addition to the overhead fan light.

Walk through the kitchen to the enclosed, private bathroom with cavity slider door, featuring a full-sized framed shower with extractor fan, vanity, medicine cabinet with overhead task lighting and standard flushing toilet. Lined on the walls and ceiling with easy to clean, wet area subway tile panels, the bathroom also offers a laundry space, housing a 4.6kg washing machine. Multiple frosted louvre windows provide ventilation and a view to the outdoors.

Moving upstairs, stair lights illuminate the way to the queen bed mezzanine and incorporate a standing platform, allowing easy access to change clothes or bed linen. Two-way switches ensure easy night-time visits to the floor below. Both sides of the bed feature wall mounted reading lights and USB power points, and at the side of the bed, blanket boxes store extra bedding or clothing with a spot on top for your book, phone and a glass of water. Four louvre windows with insect screens ensure cross ventilation to catch the breeze.

Larnook is well suited to off grid living with optional extras available including a compost toilet and solar arrays. All of our tiny houses are solar ready. The option of a gas oven, gas hob and gas hot water system coupled with a 216 litre fridge and full LED inside and outside lighting, work well alongside solar panels. Adding a rainwater tank allows water harvest from the roof and a simple greywater management system will complete an off-grid package. These options can all be tailored to your specific needs.
